PLANNING COMMISSION <br />RECOMMENDED CONDITIONS <br />Case No.: P11 -0545 PLANNING COMMISSION HEARING DATE: October 6, 2011 <br />CONDITIONS All mitigation measures are noted by an asterisk ( *). <br />Case Specific <br />• Planning <br />1. Applicable conditions of Planning Cases MP- 005 -812, DR- 048 -812, and PM -18250 <br />shall remain in effect. <br />2. The church shall be operated as described in the submitted application and as <br />modified by these conditions of approval. <br />3. The church shall be limited a maximum of 80 persons in the building at any given <br />time. <br />4. The church shall maintain a minimum of 20 on -site parking spaces. <br />5. Construction and operation activities shall comply with the City's Noise Code (Title 7 <br />of the Municipal Code), which limits construction noise to 7:00 a.m. to 7:00 p.m. on <br />weekdays and 8:00 a.m. to 5:00 p.m. on Saturdays. No construction noise is permitted <br />on Sundays or Federal holidays. <br />6. Signage shall be limited to that permitted under the City's Sign Code. <br />Prior to Building Permit Issuance: <br />7. Tenant Improvement Plans shall be submitted and building permits secured from the <br />City's Building and Safety Division for any improvements that require building <br />permits. All Building and Fire Codes shall be met. <br />8. Handicapped parking spaces and access shall be provided in compliance with the State <br />of California Disabled Access Regulations. <br />9. An exterior lighting plan shall be submitted to Design Review staff for review and <br />approval. A photometric study and manufacturer's cut sheets of all exterior lighting <br />on the new buildings and within the common open space areas shall be submitted with <br />the exterior lighting plan. All on -site lighting shall provide a minimum intensity of <br />one foot - candle and a maximum intensity of ten foot - candles at ground level <br />throughout the areas serving the public and used for parking, with a ratio of average <br />light to minimum light of four to one (4:1). The light sources shall be shielded to <br />minimize off -site glare, shall not direct light skyward and shall be directed away from <br />adjacent properties and public right -of -ways. If lights are proposed to be mounted on <br />buildings, decorative down - lights shall be utilized. Light poles shall not exceed <br />ATTACHMENT 1 <br />23 -3 <br />
