LEASED SPACE IN TERMINAL BUILDING In consideration of the payment of <br />the rental herein provided and the performance of the terms, conditions and covenants herein <br />contained, City hereby exclusively leases to Lessee solely for use as a restaurant the <br />approximately 2,500 square feet of space located on the westerly end of the first floor of the <br />Terminal Building of the Riverside Municipal Airport, Riverside, California, ( "Restaurant Area ") <br />and the adjacent patio area ( "Patio ") consisting of approximately 720 square feet located along <br />the northerly outer wall of said Terminal Building, all as designated on Exhibit A, attached <br />hereto and incorporated herein by this reference. The Restaurant Area and the Patio are <br />hereinafter collectively referred to as the "Premises ". <br />2. USE; OPERATION Lessee shall use the Restaurant Area only for the operation of a <br />restaurant which serves breakfast, lunch and dinner. The Patio shall only be used in conjunction <br />with the restaurant located on the Restaurant Area, and Lessee shall provide and maintain in the <br />Patio at least four round tables, which tables shall each have a large center umbrella and base <br />together with four chairs. Lessee shall open the restaurant for business by 6:00 a.m. and close <br />by 9:00 p.m. daily, excepting such holidays or other temporary modifications as to the operating <br />hours as may be agreed to in writing by the Airport Director of City at least thirty (30) days in <br />advance. Lessee shall maintain and operate the restaurant in compliance with all applicable <br />state, county and local health regulations. All food, beverages, confections and other items sold <br />or kept for sale on the Premises shall be of high quality, wholesome and pure, and must conform <br />in all respects to federal, state and municipal food laws, ordinances and regulations.
